Did you know that your clothes dryer is a potential fire hazard?Did you know that your clothes dryer is a potential fire hazard?We service and maintain residential in-suite and commercial dryer machines with air compressors, brushes, modified plumbing augers and vacuums. We install clamps, metal hoses, exterior flaps and pest screens. We remove nests and animals.

Plastic hoses are no longer considered safe. Lint builds up in the ribbed surface and restricts airflow. Clothes take longer to dry leading to more expensive bills. If a fire starts, the hose can melt spreading the fire. Plastic hoses may void warranty or insurance.

We offer a wide range of services to homeowners and building management including:

Service rates vary, according to which service is ordered, number of units to serve & ease of access to vent hoods. Volume discounts apply.

During the inspection the dryer Inspector asks the resident about dryer performance:

  • Are they satisfied with the performance? Does it take too long to dry?
  • Do they see lint flying around?
  • Does the dryer housing become hot to the touch?
  • Does moisture condense on nearby walls or glass?

He also asks the resident to remove any clothes from the dryer.  Next, he checks the filter and lint trap, cleaning as needed.  Then he checks the exhaust hose.  If needed, he will patch the hose with duct tape, re-anchor it with proper clamps, or replace it with new hose.  (When laundry closet clearances make hose access impossible, he notes it on the Job Report). 

He turns dryer on to a high-heat, maximum timed cycle.  Reason?  This dries out moist lint, making it fluffy for easier cleaning. It also provides time for the vent Cleaner to find the proper vent and check its exhaust strength & level of lint build-up.

Vents are cleaned while dryer is running via a brush on a plumber’s auger, then vent is vacuumed with a portable gas or electric vacuum. A running dryer doubles the vacuum power. Finally, the Cleaner checks the exhaust strength after cleaning. If it is not satisfactory, he returns to the dryer (if access is still available), checks the breech, hose & wall socket, cleaning as needed or using an air compression tool.
